Towson University Union Renovation and Expansion

Following the completion of the 80,000 GSF addition, a comprehensive, phased renovation of the existing 171,000 GSF, three story University Union was undertaken. Nearly 150,000 GSF of the existing building required structural analysis, reinforcing and modifications to the structure to accommodate the program. HFA’s analysis focused on balancing new loading with existing structural capacity to help minimize structural reinforcing. Interior space alteration included a large new central atrium opening with stair, other new stair openings, new raised-floor theater on the existing floor, and new framing on top of existing floor framing to address floor elevation changes. Additional renovations included building system distribution reconfiguration, structural support for new MEP systems and kitchen equipment, analysis and reinforcing of the existing roof for new snow drift, and new façade support. Some solutions included the introduction of new steel columns to alleviate vibration issues, reinforcing of existing columns, micropiles to reinforce existing spread footings, and new infill framing. The 80,000 s.f. north addition was designed to be structurally isolated and independent from the existing building and consisted of a partially framed slab at grade, two levels of composite steel framing with 90 foot long clear span roof joists. The deep foundations for the new construction required careful coordination with the extensive network of existing underground utilities.  The Towson Union project has been certified LEED Gold.
